TSA Technical Series: Understanding a Legal Survey

When beginning a project, one of the first documents an architect receives is a legal survey—or a Surveyor’s Real Property Report (SRPR) as it is properly known. These fundamental documents contain critical information for the design and development process, providing information on property boundaries, topographic features, easements and more. Yet despite their importance, the reality is that many of the legal and technical components of SRPRs are often misunderstood. These misinterpretations can lead to costly mistakes or missed opportunities, affecting a project’s timeline, design, or even its overall feasibility.

Join us and Satesh Lakhan, an Ontario Land Surveyor and Chair of the South Central Regional Group of the Association of Ontario Land Surveyors, as he walks through a 101 for reading and interpreting an SRPR, including how to better understand the information that influences site planning, building design, regulatory compliance, and coordination with other professions. The lecture will also include a brief overview of Ontario’s legal fabric and land registration system, as well as plenty of time for questions and answers. 

After this lecture, attendees will be able to:

• Understand the purpose and value of an SRPR in architectural practice.
• Identify and interpret the principal legal and physical components of an SRPR.
• Recognize how survey information influences site planning, design, and development decisions.
• Know when one should seek clarification from an Ontario Land Surveyor to reduce project risk and improve interdisciplinary collaboration.
