TSA Building Tour: Maple House at Canary Landing

Our 2024 TSA Building Tours season continues with a walkthrough of the recently-completed Maple House at Canary Landing, a trio of eye-catching rental towers with an emphasis on ground-floor connection and public space.

Located adjacent to Toronto’s Distillery District, Maple House features three residential towers with 770 units, of which 30% are designated to be rented at rates moderately or deeply below market. The buildings are distinguished by their mix of red brick, a nod to the industrial Victorian fabric around it, and white-precast concrete, as well as an acute attention to how the buildings meet the ground and the type of public spaces they create. Maple House includes generous public space in between the buildings and the fine-grained fabric of streets, promenades, plazas, and intimate green spaces which animate the site. This award-winning project was inspired by the site and its context, with a goal of being respectful of heritage and environmentally responsible, while offering high-quality rental housing. 

During this upcoming tour, we’ll get to explore many of the spaces that define the complex, starting with an understanding of the larger site context and surrounding neighbourhood, and then walking through the mixed-use ground floor of Maple House East, its many types of public spaces, and ending with a visit to one of the complex’s open terraces.

About the Project: Maple House at Canary Landing

Maple House at Canary Landing, a 59,199 m² LEED Gold mixed-use development featuring 770 units, opens the latest chapter in the redevelopment of the West Don Lands. With 30% affordable units, 10% family-sized, and 25% fully accessible or barrier-free, Maple House addresses the pressing need for purpose-built, high-quality rental housing for residents of all income levels. The design, led by teams at architects—Alliance (Toronto) and COBE Architects (Copenhagen), was inspired by the site and its context, with an approach that is architecturally inventive, respectful of heritage, environmentally responsible, and socially aware, aiming to offer high standards in rental housing. 

Located in the walkable Canary District, Maple House’s sleek modernism also references the design heritage of Toronto’s waterfront and the neighbouring Distillery District, featuring masonry podiums and silhouetted towers, reminiscent of historic tank houses and industrial silos. Maple House’s three residential towers are each designed with amenities and spaces that foster interconnectivity and build community to enhance residents’ lives. By removing cars from the ground level, the design also creates a generous public space in between the buildings and the fine-grained fabric of streets, promenades, plazas, and intimate green spaces, designed by CCxA (Claude Cormier x Associés), animates the site.

Maple House has garnered several accolades, including the 2019 Canadian Architect Award of Excellence, the 2021 BILD Award for Best New Community, and UrbanToronto Best Building of the Year 2023.
